ZBA approves variance

SIDNEY — A variance request by a Sidney resident was approved Monday during the Zoning Board of Appeals meeting.

Michael Wick, 404 Oakleaf Court, requested a variance to reduce the rear yard setback to 26 feet, 2 inches where 30 foot is the minimum required. The property, 1180 Winter Ridge Drive, is a corner lot located at the intersection of Springboro Trail and Winter Ridge Drive.

The existing lot is zoned as a single family residence and is currently undeveloped. Wick is proposing a new residential structure be built on the property.

Barbara Dulworth, Community Services director, said the lot is in an unusual shape or size which means circumstances and conditions applicable to the property in question do not apply to other property in the same area. The granting of the variance will not alter the land use characteristics of the vicinity and district, diminish the marketable value of the adjacent land and improvements or increase the congestion in the public streets.
