ZBA grants two requests

SIDNEY — The Sidney Zoning Board approved two requests at Monday afternoon’s meeting.

Choice One Engineering’s request, on behalf of Wannemacher Construction, was granted for a variance to allow a lot width that is less than the minimum allowed as part of a replat at 416 N. Wagner Ave. in a single family residential district.

A fire in January destroyed the garage and dwelling was afterward demolished. The replat will result in two new lots in place of the three current lots. The intent is to build two new homes on the lots.

Also approved was the request of Houston Owens, on behalf of Sidney Tool Rental, for a conditional use permit for outdoor storage at 1135 Wapakoneta Ave. in the community business district. Beyond the typical permit requirements, it was granted subject to the following conditions being met:

• No storage of junked motor vehicles or motor vehicle parts shall be permitted;

• Ingress and egress to the storage area must be maintained meeting the fire department requirements;

• The business owner must erect a 6-foot privacy fence as a barricade.

• The board will review compliance of the permit’s conditions in four months.

Barbara Dulworth, Community Services director, said the business is currently in violation due to “junk” spread all over on the outside of the business. The business has 30 days to clean-up the junk.

An adjacent property owner spoke about his concern with the junk and the difficulty of his tenants accessing their apartments due to the multitude of vehicle’s parked nearby.
